Nine Questions to Ask Before Signing a Janitorial Contract

Price per square foot tells you almost nothing. These questions tell you whether a cleaning contractor will still be showing up in month nine.

Look past the bid sheet

The lowest bid usually assumes a crew size that can't finish the scope. Six weeks in, tasks quietly disappear from the rotation and you're the one fielding complaints. Ask how many labor hours per night the price actually funds, and compare that number across bidders.

The questions that matter

Bring this list to every walkthrough:

  • How many cleaning hours per shift does this price fund?
  • Who supervises on site, and how often do they inspect?
  • What is your documented QA/QC process, and can I see a report?
  • How are staff background-checked and trained?
  • What insurance limits and workers' comp coverage do you carry?
  • How do you handle callbacks and emergency requests after hours?
  • What is your average client tenure and crew turnover rate?
  • Are supplies and consumables included or billed separately?
  • Can you scale for post-construction, disaster recovery, or special events?

Contract structure

Favor agreements with clear scope schedules, defined inspection cadence, and a 30-day cure period rather than long lock-ins. A contractor confident in their work will not fight reasonable performance terms.
