Phase one: rough clean
Rough clean happens once framing, drywall, and mechanicals are in but before finishes land. The goal is bulk debris removal: scrap, packaging, drywall dust, and stickers. Getting this right early prevents dust from settling into finished surfaces later.
Phase two: final clean
Final clean is detail work. Every horizontal surface, light fixture, vent, window track, and cabinet interior gets wiped. Floors are vacuumed with HEPA units and then damp cleaned according to the manufacturer's spec for the flooring type — the wrong chemical on new LVT can void a warranty.
- HEPA vacuum ceilings, walls, and ledges top-down
- Remove protective film, adhesive, and paint overspray from glass
- Detail restrooms and fixtures to inspection standard
- Clean and polish all hardware, thresholds, and elevator tracks
Phase three: touch-up before handover
Between final clean and walkthrough, trades come back for punch-list items and re-dirty the space. A short touch-up visit the morning of the inspection is the cheapest insurance a general contractor can buy — it's the difference between a clean punch and a return trip.
