Stabilize before you clean
The instinct after a loss is to start hauling out debris. The correct first move is stabilization: shut off the water source, verify the structure and electrical are safe, tarp or board any breach, and document everything with photos before anything is moved. That documentation is what carries an insurance claim.
Dry aggressively, then verify
Mold growth can begin within 24 to 48 hours in wet materials. Extraction, air movers, and dehumidification need to be running the same day, and moisture readings should be logged daily until materials return to dry standard. Drying by appearance rather than by meter is how hidden moisture becomes a remediation project.
- Extract standing water and remove saturated porous materials
- Set air movers and dehumidifiers to a calculated load, not a guess
- Log moisture readings daily with a documented dry goal
- Contain affected zones to protect unaffected areas
Then rebuild
Once materials hit dry standard, reconstruction can start — drywall, flooring, paint, and a final detail clean before reoccupancy. Having one contractor carry the job from mitigation through rebuild removes the handoff gaps where schedules usually slip.
